Our market knowledge will help give you leverage in your negotiation. We represent YOU, the buyer or tenant. When you call the sign, you are calling the Seller's/Landlord's agent.

STEP 1:
REQUIREMENTS ASSESSMENT AND DEFINITION

The first step in the acquisition process is to clearly define what your requirements are. Criteria used include, but are not limited to the following:

  • Type - Industrial vs. Retail vs. Office, etc.

  • Size

  • Location

  • Terms - Purchase vs Lease (and duration)

  • Price / Budget

STEP 2:
PRELIMINARY SEARCH

Once we have a clear understanding of your requirements, the next step is to conduct a preliminary online search and provide you with a report containing high-level information on available properties. The goal of this step is to:

  • Validate and Fine-Tune your requirements

  • Gain a sense of the availability of properties meeting your needs

STEP 3:
EXTENSIVE SEARCH

The next step in the acquisition process is to conduct an extensive search where we actively look for properties satisfying your criteria. An in-depth report including maps, summaries and brochures for all qualifying properties is then prepared. 

This report is used to select properties you would like to visit on your property tour.

STEP 4:
PROPERTY TOUR

On the property tour, the goal is for you to have a chance to "kick the tires." During this phase, we meet with brokers and have formal showings of properties. The main objective is to physically examine the property and gain firsthand, on site, experience. This will also be an opportunity to gauge the temperament of the landlord. 

Once completed with this phase, we will work with you to define a "short list" of properties to start negotiations with.

STEP 5:
NEGOTIATIONS

During the negotiation process, we want owners and landlords to compete for your business. Letters of Intent (LOI) are submitted on your behalf to the landlord or we ask the owner / landlord to submit proposals for you to review. We then compare the offers, make counter offers, and work with you to narrow down the best space for your business. The goal of the process is to have a finalized lease of the property.

STEP 6:
TAKING POSSESSION OF YOUR NEW SPACE

Congratulations! You now have new space for your business! At the final step in the buyer / tenant representation process you take possession of the premises. We can introduce you to a variety of services (telephone, IT, moving, etc.) as you feel you need them. Our team looks forward to coming to your Grand Opening Party!
